SHARP Hub · A Budduns Platform
The Strategic Hub for Assets, Resourcing & Property.
A modern asset management platform purpose-built for Australian local government. Land-centric, cloud-native, and designed around how councils actually operate — not how legacy systems wish they did.
The problem we solve
Councils manage billions in assets. Most do it across spreadsheets and disconnected systems.
Australian councils own and operate vast holdings of land, buildings, roads, open space, fleet, and infrastructure — most of it spread across spreadsheets, legacy property systems, and generic enterprise ERPs that were never designed for public-sector portfolios.
Commercial property tools like PropertyMe and Console Cloud excel at residential leasing but have no concept of Crown Land tenure, Committees of Management, road reserve licences, or open-space arrangements. Enterprise ERPs handle everything but cost a fortune to deploy and don't reflect the way council property teams actually think about their portfolios.
There's been nothing in between — built specifically for local government, affordable enough to deploy in a quarter, and structured around the realities of public-sector asset management. So we built it.
The differentiator
Why land-centric?
The single architectural decision that makes SHARP Hub different.
In council operations, land is the legal and financial foundation. A single parcel can support a leased community centre, a road with signage licences, and an adjacent public park — all at the same time, all subject to different tenure arrangements, all generating different revenue and risk profiles.
Traditional asset systems force these into separate silos. SHARP Hub places Land at the top of the hierarchy and treats Properties, Roads, and Open Space as child assets of the parcel they sit on. Mixed-use sites become visible. Crown Land tenure stays accurate. Consolidated reporting by parcel becomes possible for the first time.
It's a small architectural decision with enormous downstream consequences for data quality, reporting confidence, and audit defensibility.
* Fleet treated as a child asset class for unified portfolio view.
Land at the top. Everything else inherits its tenure, ownership, and reporting context from the parcel it sits on.
What it makes possible
What land-centric makes possible.
Accurate tenure & ownership
Crown Land arrangements, freehold, leasehold, and Committee of Management structures recorded once at the parcel level and inherited by every child asset — no contradictions, no manual sync.
Consolidated reporting by parcel
Value, condition, revenue, and risk roll up to the parcel automatically. The Audit & Risk Committee paper that used to take a week now takes an afternoon.
Visibility of mixed-use sites
A single parcel supporting a leased hall, a signage licence on the adjacent road, and a community garden is one connected record — not three siloed entries you have to reconcile manually.
Crown Land compliance
Tenure obligations, reservation purposes, and legislative requirements held at the parcel level — making compliance reporting structurally easier, not just a quarterly scramble.
How it works
How SHARP Hub works.
Four functional areas, one persistent left sidebar, every page connected to the parcel beneath it.
Asset Management
The core of SHARP Hub. Pages for Land Parcels, Properties, Roads, Open Space, and Asset Management sub-assets — all linked through the land-centric hierarchy.
- Land Parcels with tenure, ownership, and linked child assets
- Properties, Roads, and Open Space pages — each requiring a parent Land Parcel
- Usage Status classification: Tenanted, Operational, Community Use, Vacant
- Condition tracking and valuation per asset
- Fleet Asset Management as a co-equal asset class
Operations
The day-to-day workflows that asset teams actually run. Leasing, facilities, renewals, compliance.
- Centralised Leasing Workflow — leases on Properties, Roads, Open Space, or directly on Land (ground leases, signage licences)
- Renewal alerts and compliance checklists per lease
- Task assignment and tracking
- Facilities Management with maintenance logging, priority, assignment, photos, and status tracking
Analytics & Finance
Insight across the portfolio, with full financial capability arriving in the Finance Module.
- Dashboard with live portfolio metrics — total parcels, child assets, portfolio value, active tenancies, estimated revenue
- AI Analytics — surface anomalies, expiring leases, condition risks
- Condition heat-maps and tenure distribution visualisations
- Finance Module (in development) — landlord ledgers, automated rent invoicing, receipting, revenue distribution, financial forecasting
Administration
The platform plumbing that keeps a multi-user, audit-ready system running.
- Knowledge Upload — drop council documents, link to assets
- User Management with role-based access
- Compliance dashboards
- Reports — strategic, operational, audit
- Settings and Help Centre
The dashboard
The dashboard — your strategic command centre.
One screen, your whole portfolio.
Live portfolio metrics
Total parcels, child assets, portfolio value, active tenancies, and estimated revenue — recalculated every time data changes.
Condition & risk indicators
Maintenance backlog, renewals due, leases expiring, condition scores — surfaced before they become committee papers.
Visual summaries
Tenure distribution charts, asset-type breakdowns, revenue charts. ARC/ARIC-ready visuals you can drop straight into a paper.
Quick-action buttons
Add a parcel, log a maintenance issue, start a lease renewal — without leaving the dashboard.
Looking ahead
What's coming — the Finance Module.
A dedicated Finance Module is in development to extend SHARP Hub from pure asset tracking into complete revenue and financial management.
Planned capabilities
- Landlord and owner ledgers — full trust accounting per landlord, per Committee of Management, per Crown Land trustee
- Automated rent invoicing and receipting — across leases, licences, and ground rents
- Revenue distribution — to private landlords, COMs, or sub-leasing arrangements
- Financial forecasting and budgeting integration — connecting asset performance to council budget cycles
This will take SHARP Hub from a system that records portfolio performance into one that actively optimises it.
Where SHARP Hub came from
Built through real councils, not from a deck.
Designed in direct collaboration with council property and asset teams.
SHARP Hub didn't start with a product strategy. It started with a problem we kept seeing across councils in Victoria, Western Australia, and Queensland — sprawling property data trapped in disconnected spreadsheets and incompatible systems, with no way to see a portfolio as a single thing.
We designed the land-centric hierarchy in workshops with council property and asset teams, validated it against real portfolios, and built it on modern cloud infrastructure so it deploys in weeks, not years. Affordable enough for small rural shires. Scalable enough for metropolitan councils. Built for the way councils actually work.
Who it's for
Who SHARP Hub is built for.
Property & Asset Managers
Stop chasing data across five systems. SHARP Hub gives you a single, live view of every parcel, every tenancy, every maintenance issue.
Directors of Corporate Services
The audit-ready reporting your CFO and ARC chair have been asking for — finally possible without a week of spreadsheet work.
Finance & Revenue Teams
Trust accounting, lease revenue tracking, and (with the Finance Module) full automated invoicing. Built for the way council finance teams actually need to operate.
State Agencies & Property Owners
SHARP Hub is built for local government first but flexes to state agencies, private portfolio owners, and property agents. The land-centric hierarchy works wherever land is the foundation.
Why councils choose SHARP Hub
Why councils choose SHARP Hub.
Purpose-built for local government
Not a commercial property tool adapted for councils, not an enterprise ERP forced to fit. Built from first principles for the way Australian councils manage land, assets, and revenue.
Affordable to deploy
Modern cloud architecture means low ongoing cost and rapid deployment. No six-figure implementation, no two-year procurement cycle. From rural shires to metropolitan councils.
Land-centric architecture
The hierarchy that no other system gets right. Land at the top. Everything else flows from there. The structural difference that makes everything downstream easier.
Backed by Budduns delivery
SHARP Hub is the platform. Tier 2 SHARP Implementation is how we deploy it — populating your portfolio, validating the data, training your team, and handing over a working system. Software plus the experience to make it land.
